Brightmore is a gated 55+ (age-restricted) community in Wellen Park (Venice), built by Mattamy Homes, and it is the only 55+ community in all of Wellen Park. What makes Brightmore different
Three things set it apart. First, it's the only age-restricted 55+ option in Wellen Park: every other neighborhood here is all-ages. Second, every home is single-story, a deliberate active-adult and long-term-accessibility design choice. Third, its 11-acre resort-style amenity campus is unusually deep for a community this size: a 21,000+ Sq. Ft. clubhouse, resort and lap pools, spa, café and bar, fitness center and studios, a dog park, an activities director, and a standout pickleball package with multiple courts including a competition stadium court, all with no golf-membership cost. It's a low-maintenance, lock-and-leave lifestyle.
Why one Brightmore home is worth more than another
Because every home is single-story, value here turns less on home style and more on: villa vs. single-family (separate micro-markets); preserve lot vs. interior lot; water view; proximity to the amenity campus; outdoor-living upgrades; premium lot orientation; and which phase a home is in, since the community is still being built out. A national estimate can't see any of this; a local comparative market analysis prices it in.
Home types behave like separate micro-markets
Brightmore pairs attached villas (about 1,412 to 1,754 Sq. Ft.), the lock-and-leave option, with detached single-family homes (about 1,424 to 2,478 Sq. Ft.). Both are single-story, but they draw different buyers and price differently, so a villa sale isn't a reliable comp for a single-family home.
Fees, and resale vs. new construction
Brightmore is gated, with an HOA (which covers lawn and common-area maintenance, and more for the villas) plus a CDD assessment on the annual tax bill that varies by home type, as in most Wellen Park communities (verify current amounts; how gated-community fees work). And because Mattamy is still actively building Brightmore, resales compete with the builder's new inventory and incentives, so pricing a resale against the builder's net price matters (more on new vs. resale).

Brightmore sits in Wellen Park, minutes from Downtown Wellen's waterfront dining, shopping, and events and CoolToday Park (Atlanta Braves spring training), with the Gulf beaches about 15 minutes away and 30+ miles of Wellen Park trails nearby.
Brightmore vs. other Wellen Park communities
Within Wellen Park, Brightmore is in a category of one, it's the only 55+ community, so there's no direct age-restricted comparison here. Buyers weighing it often also look at all-ages Mattamy neighborhoods like Renaissance and Sunstone, or the golf-oriented Sarasota National. Against those, Brightmore's draw is the combination of 55+ living, all single-story homes, and a first-class amenity campus without a golf cost.
