Every seller's situation is different, but sellers aren't always offered different options. Here's what's available, so you can choose what fits your comfort level, timeline and goals. Every level starts with a report of what homes like yours actually sold for in your neighborhood, from Sarasota County records, not asking prices.
How your home gets seen
A listing on the MLS is only the start. Here's what I do on top of it, using the same community sales research behind this site.
Buyers find it through AIWhen people ask ChatGPT about homes in our communities, it already sends them to my site. Your listing shows up there too.
Your community already has a pageGran Paradiso, IslandWalk, Palmero, Talon Preserve and other communities each have a page buyers find in search. MLS listings in that community show on it.
Your neighbors hear about itPosts in your community's Facebook groups, plus letters to nearby owners. Neighbors often know the next buyer: a friend, a parent, a relative moving down.
A page just for your homeYour home gets its own web page and a QR code for the yard sign, flyers and mail.
Drone photos and videoFlown by me. I'm an FAA-certified drone pilot, so there's no outside vendor to schedule.
A price based on real salesOwner-to-owner sales in your community from Sarasota County records, with builder sales left out. Not an online guess.
You see where buyers came fromEvery link I post is labeled, so I can show you which post, letter or search brought each visitor to your home's page.
Included with Level 3. On Level 1 and Level 2, the Facebook posts, video and weekly report come with the marketing package, and drone photos are included in Level 2. Your listing shows on my community pages at every level, because every MLS listing does.

At every level, the usual seller closing costs are separate and come out of the sale: title and closing fees, the state deed tax, and any buyer's agent fee you agree to. On Level 1 and Level 2, you decide whether to offer a buyer's agent fee and how much.

Optional add-ons for Level 1 and Level 2
For the flat fee levels only. Level 2 already includes photos and drone stills. Drone photos and video are flown by me, an FAA-certified drone pilot.
What add-ons can't buy: setting your asking price together, written MLS description, offer review, contract deadline tracking and the 5 check-ins are part of Level 2 only. They aren't sold separately. Already listed at Level 1 and want more help? You can move up to Level 2 at any time while your home is listed by paying the $1,951 difference.
An add-on for the flat fee levels. Full service already includes it. Here is exactly what you get, how long it runs, and how you'll know it was done.
1. Video
Drone video of your home and the community, flown by me. I'm an FAA-certified drone pilot.
A short video tour, 30 to 60 seconds, with music, made to be watched on a phone.
2. Where your home is posted
Facebook Marketplace: listed at launch and kept current while your home is for sale.
Facebook groups: a new post in a different group, written for that group. Groups include Sarasota National Community Owners, local community groups, and more than 20 groups for people moving to Florida from New York, New Jersey, Massachusetts, Chicago and Canada. Every post follows that group's rules. Some groups only allow business posts on certain days.
The Putnam Realty Group Facebook page.
The video tour on Facebook, Instagram, TikTok and YouTube.
3. How long it runs
Every day for the first 30 days after your home goes live.
Then 3 times a week until it's under contract or 90 days in all, whichever comes first.
4. How you'll know it was done
Before launch: a posting schedule for the first 2 weeks.
Every week: a report of every post, with the date, where it went and a link, so you can see each one yourself, plus how many people visited your home's page and where they came from.
5. Also included
A home prep checklist before photos and video.
Not included
The MLS listing itself (that's Level 1 or Level 2).
Photos and drone still photos (included in Level 2, or $175 each as add-ons).
Showings, and open houses ($175 each as an add-on).
One honest note: Facebook doesn't show group members how many people see a post, so I can't promise a number of views. What I can promise is that every post on the schedule happens, and you'll see each one in the weekly report.
